Developer asks Stanhope to add Lot 11 to fourth-round affordable housing overlay

Blair Danbro, representing Danbro Properties, asked the Mayor and Council to consider adding Block 11071, Lot 11 to the Borough's fourth-round affordable housing overlay so his under-contract project can proceed.
Danbro said his company is under contract for Lots 9.01, 9.02 and 11 and that the proposal would yield 190 units with 20% designated as affordable housing. "The proposal is for the development of 190 units and 20% would be affordable housing units," he said, and added the request asks for 7 units per acre to make the project feasible given steep slopes on part of the site that render portions unbuildable.
Mayor Wronko and council members asked clarifying questions about the mapping and access; Administrator McNeilly and Borough Attorney Ursula Leo said they will review the fourth-round plan documents and previous drafts to determine whether Lot 11 was intended to be included or whether the discrepancy is clerical. Attorney Leo noted that even if the governing body approves rezoning, the applicant would still need to appear before the Land Use Board and follow the standard land-use process.
The council did not take formal action at the meeting. Danbro provided conceptual drawings and said Lot 11 contains the flatter buildable area needed for safe residential construction; he thanked the council for the opportunity to present and the council thanked him for appearing.
