Fuss & O'Neill's Brian Pratt and owner Justin Benton presented March 9 a conceptual plan to build a 35,000 sq. ft. indoor athletics and entertainment facility at 409 South River Road. The concept shows a roughly 7,300 sq. ft. front "entertainment" area with roll‑up doors and a patio for food trucks and a large multi‑court athletic space down the slope behind it; the grade change allows the building to appear lower from the road while providing field/court space below.
Pratt described roughly 108 parking spaces at the upper level and about 80 additional spaces on a lower level that could be shared with the adjacent Sportsplex. The team said they have had preliminary conversations with NHDOT about aligning the driveway with Sebbins Brook Marketplace access and noted they would perform PFAS soil testing before excavation. "From the front, it would only look like a one‑story structure," Pratt said, describing how the design takes advantage of a 30‑foot grade change. Board members asked for detailed traffic circulation, snow‑storage and fire access plans; the presenters said they will return with formal traffic studies, architecture and refined site engineering.
