The Planning Board unanimously granted a waiver March 9 permitting a 32 sq. ft. roof-mounted sign on the pedestrian overhang at 13 South River Road for Core Pet, presented by Mike Leary of Sundance Signs. Leary told the Board the prior awning was removed and a permanent overhang now limits usable wall area and that parked vehicles on the lot would block wall-mounted signage.
"The reason for this request comes from the constraints of the wall space on the primary street side of the building," Leary said, arguing a bracketed sign mounted to the pedestrian overhang would improve visibility while preserving the Performance Zone's aesthetic aims. Board members asked about lighting, exact height relative to the upper roofline, and bracket color; the applicant confirmed front lighting only and black brackets. Chair Newberry amended the motion to require the sign be "close to the roof line" as discussed; the amended motion passed unanimously.
The Board incorporated the Planning Director's and staff findings into its decision and noted the unusual canopy geometry on the parcel that constrains ground-mounted signage. No additional conditions on illumination beyond the applicant's representation were included in the motion.
