At the June 11 work session, staff updated council on a large Century Boulevard redevelopment that has returned with revised materials removing one variance and adding commitments tied to a trail easement.
Staff said the site contains "just under 16 acres" and that applicants submitted new materials removing the need for one previously requested variance while adding commercial space and an offer of a trail easement for the Peachtree Creek Greenway; the city engineer recommended a 30‑foot permanent easement with 10‑foot temporary construction access easements on either side.
Den Webb, representing Alliance Residential, told council the team supports the engineer's recommendation and is prepared to record easements and work with staff on timing. "We are fine with that," Webb said of the 30‑foot easement and described two proposed future commercial pads totaling about 10,200 square feet adjacent to the trail alignment.
Council members raised parking as the central unresolved issue. Councilor Jen Mesa asked whether shared‑parking arrangements or formal documentation could be required if the developers' off‑site parking lease with Norfolk Southern is canceled. Alliance said Norfolk Southern described its leases as "evergreen" and offered to provide lease documentation; staff suggested conditioning approval on the applicant documenting a shared parking arrangement if Norfolk Southern withdraws parking. The council requested clearer plan‑B language and draft lease evidence before final action.
No final votes were taken; staff recommended denial of some variances while supporting others and proposed conditions that incorporate the city engineer's recommendations and timing for easement recording and land dedication.
