Council to codify commercial architectural design standards to shape new development

Planning staff outlined a proposal to convert current design guidance into enforceable commercial architectural standards for new construction and significant renovations. Staff said the move would give planning and zoning 'teeth' to require materials and facade percentages consistent with the village’s desired character along major corridors. "This is taking that step further and actually putting it in code," staff said when explaining the change from guidance to enforceable standards.
Staff emphasized that the code would primarily apply to new construction and larger renovations, that uptown areas with existing guidelines might be treated separately, and that implementation questions remain about how to treat existing structures during renovation triggers. The timeline presented calls for a P&Z review in October, council consideration in November and a target to have a final code ready for January 1.
