Licensed forester presents plan to add 15.17 acres to Elliot parcel

Hunter Pyre, a self-identified licensed forester with Nolan Forgery Consultants, presented a conceptual lot-line adjustment to the Planning Board, saying the proposal would transfer about 15.17 acres from Map 217 Lot 9 to the Elliot parcel (Map 217 Lot 7). "They currently own about 3.5 acres," Pyre said, and "they would go from 3.5 to 18.7." He told the board this is a simple boundary adjustment and that no new building is proposed on the added acreage.
Board members reviewed the plan’s layout and road frontages. The Elliot parcel fronts on Tucker Mill Road (a class 5 road) while the 15-acre portion fronts on Middle Branch Road (a class 6 road); the board and Pyre agreed to apply a 50-foot setback measured from the Tucker Mill sideline and a 20-foot measurement from the class 6 roadside where appropriate. Pyre said wetlands shown on the conceptual plan were taken from "best available data" and that he did not perform a delineation for the conceptual map. He requested waivers for certain mapping elements (test pits, detailed topography, and parcel-boundary depictions) on the recordable map because no new construction is proposed.
The board confirmed that a full, recordable map and any required final materials will be submitted for review; the chair said a final map showing the waivers and any required delineations will be required on the final submittal. Pyre said he would submit the completed map in short order and accepted the board’s guidance about setbacks and wetlands buffers.
