Staff told the ADR the applicant at 5 Allen Lane requested a recommendation for design review and a variance to permit a pool, spa, outdoor kitchen, arbor and pool equipment within required setbacks. Owner Dan Letter and designer Brad Eggstee explained the site is constrained by topography and a rock wall, that neighbors had been consulted and raised no objections, and that the pool dimensions and equipment placement were shaped by those constraints.
Brad described coping and set‑back dimensions and cited recent local approvals as precedent: "We worked on this project extensively and we worked to, work within the site constraints," he said. Members asked about the pool equipment enclosure and height; Brad said the equipment would be housed in an insulated shed with a pitched roof and soundproofing. After discussing visibility, privacy, and precedent, ADR members said the pool and equipment placement made sense in this context. One member summarized the recommendation and the board recorded a unanimous affirmative recommendation to the town council to approve the project as drawn.
Next steps: staff will incorporate ADR comments into the staff report to council, and the applicant will include details about the equipment enclosure and final planting plans.
