Supervisors defer accessory dwelling unit ordinance to September for further review

Planner Austin (S17) presented highlights of a proposed zoning text amendment to permit accessory dwelling units (ADUs) by‑right in several residential and rural districts, with safeguards including a minimum lot size set at two times the district requirement, a 1,000‑square‑foot maximum and a two‑bedroom cap.
"...they would have to be on lots of twice the zoning district requirement...they're be limited to 1000 square feet maximum and a maximum of 2 bedrooms," S17 said while summarizing the staff‑recommended draft. After opening and closing the public hearing with no speakers, supervisors discussed whether the board and staff had adequate time to review implications such as density, utilities and enforcement.
Multiple board members asked for more time and one member urged the board to set a definite return date. By motion, the board deferred the ADU text amendment until the regular September meeting to allow supervisors time for one‑on‑one discussions with staff and additional review. Staff will return with edits and more detailed implications for enforcement and impact on density.
