Commission approves rebuilt 5‑bedroom house at 509 Washington St. with porch and egress changes
Summary
After questions about porches, basement egress and whether parts of the existing stoop would require a zoning variance, the Planning Commission approved final site plan changes for a new 5‑bedroom single‑family house at 509 Washington St., requiring the porch and facade changes discussed and the removal or relocation of an awkward basement front door prior to final occupancy.

The Planning Commission approved final site plan changes permitting construction of a new single‑family residence at 509 Washington Street on the previously demolished foundation. Architect Gabrielle Salmon described a two‑story home with five bedrooms and a one‑car garage and explained that structural issues discovered during demolition had required redesign and a new foundation.
Commissioners focused discussion on the front stoop and porch design. Several commissioners suggested moving the building back to avoid a setback variance and extending a porch across the facade; they also expressed a preference to remove or relocate a basement‑level front door that made the facade look like a multi‑family structure. The commission required the applicant to address the porch, remove or relocate the basement door and confirm egress and exterior finishes as conditions of final approval. The board deemed the action a Type II SEQR/SEEKER action and voted to grant final site plan approval subject to the staff conditions and the revisions discussed at the hearing.
