Developer proposes 153,000 sq ft warehouse at 3 Collins Drive; committee sends plan to Planning Board

Mayor Brown and the Township Committee voted unanimously on Nov. 6 to send a developer's proposal for 3 Collins Drive to the Planning Board after a presentation by the project's attorney.
Clint Allen of Archer Greiner told the committee that "There will be a 153,000 sq ft-warehouse put on the property," that Lots 3 and 4 have been combined, and that the developer will provide sidewalks along the road frontage. Allen said sewer capacity is already reserved for the site and that a tank for water suppression with a fire-department connection will be installed. He added the developer hoped for a summer 2025 groundbreaking.
Mayor Brown emphasized the township expects new development to generate tax revenue and improve traffic safety near Route 40, and the committee approved Resolution 2024-210, determining the project's development plan is materially consistent with the township's Redevelopment Plan, enabling referral to the Planning Board for Master Plan review. The referral passed by unanimous vote.
What happens next: the Planning Board will undertake a formal review of the consistency determination and application materials; any required site-plan details, permits and municipal conditions will be addressed in that process. Residents who spoke later in the meeting raised concerns about more warehouse development and traffic turns near local intersections.
