Council approves replat and PUD amendment for Preserve of Montrose
Summary
The Montrose City Council approved a preliminary and final replat and an amendment to the Preserve of Montrose PUD, reducing the project's unit count from 30 to 21 and adjusting setbacks, heights and impervious surface limits.
The Montrose City Council on July 14 approved changes to the Preserve of Montrose, voting 4-0 to adopt Resolution 2025-17 approving the preliminary and final plat and Resolution 2025-18 approving a Planned Unit Development amendment.
City planning staff told the council the replat reduces total units from 30 to 21, converts townhome parcels into two-family attached units and one single-family detached unit, reduces impervious surface by about 960 square feet, lowers building heights by 10 feet and adjusts setbacks from the high-water line. "They're they're having less density and and changing the style of some of their homes to accommodate, 1 level," the city planner summarized.
Council members voted without additional conditions. The planning commission had recommended approval at its June 11 meeting, and staff indicated recommended engineering and planner comments have been incorporated. The council recorded the motion to approve the preliminary and final plat (Resolution 2025-17) and then approved the PUD amendment (Resolution 2025-18), each by a 4-0 vote.
The approvals change the recorded open-space and easement layout for the Preserve of Montrose and clear the way for subsequent development approvals tied to the replat. Staff said detailed plans and the redline development agreement are in the council packet and available for public review.
