Council approves Paradise Point Phase 11 final plat, including dedication and TIF-credit condition

The Ridgefield City Council voted to approve the Paradise Point Phase 11 final plat on June 23 after a staff presentation from Community Development.
"Phase 11 is the final phase to come before council," Community Development staff Miss Lust told the council, noting the final plat contains three residential lots and three tracts reserved for future right-of-way improvements. Staff said a condition of approval requires the applicant to add a plat note dedicating the three tracks to the city and that dedication of Tract C would entitle the developer to TIF credits consistent with section 7 of the second amendment to the development and pre-annexation agreement (excluding a 0.5 street-width area of curb, gutter and sidewalk).
Councilor Chipman moved approval and Councilor Davis seconded. The council approved the final plat by voice vote. Miss Lust said all staff review comments had been addressed and that the urban-holding overlay may be removed at final-plat approval as allowed by code.
The approval included the condition documenting the TIF-credit eligibility and the requirement that the city sign the final plat mylar after the plat note is added or the developer otherwise agrees to the condition.
