Administrator says Brownfield project in Port Sanilac could create housing and rec space

Administrator Nathan briefed commissioners on recent Brownfield Group activity and a specific redevelopment proposal expected to be presented to Port Sanilac before the board considers a public hearing.
Nathan described the proposal as a multiuse facility with “a gym on the lower level and then some lofts or apartments on the upper levels,” and explained how the Brownfield tax capture would work, using a hypothetical example: “if the property … was worth 13,000 dollar taxable value… By the time they get done with this project, it's gonna be close to 1000000 dollars,” he said, noting the group expects to set a term (15–25 years) over which the county would refrain from capturing the incremental taxable value.
Nathan said the Brownfield Group has been working with consultants Fleece and Vandenbrink to finalize policies and that at least eight projects could come through the program; one of those projects is expected to be presented to Port Sanilac and later scheduled for a county public hearing.
