Marbletown planners weigh variance to allow 1,000‑sq‑ft pavilion at Dean H Canal House
Summary
Planning staff told the Zoning Board the Dean H Canal House wants to place a roughly 1,000‑sq‑ft pavilion on an existing patio, shrinking the required 12‑foot separation to about an inch; the public hearing was opened and closed while staff adds a distance‑to‑adjacent‑properties plan to the record.

Marbletown planning staff described a proposal from the Dean H Canal House to place a roughly 1,000‑square‑foot pavilion on the site’s existing patio, requiring an area variance because the pavilion would fall well inside the town’s standard 12‑foot separation. “They’re putting up 1000 square foot pavilion, on the existing patio,” the staff member said, noting the structure would not be attached to the building but would reduce the separation “down to 1 inch.”
The board opened a public hearing on the variance after staff presented photos and a site‑visit report. Board members and staff agreed that the only missing item for the draft finding was a plan showing distances to adjoining properties; the chair asked staff to obtain and enter that measurement into the record rather than keeping the hearing open indefinitely. The chair also reminded applicants that the board must issue a decision within the town’s 62‑day window: “You hear from us within 62 days officially and probably well before that,” the chair said.
Staff said the pavilion fits the footprint and presented the project as intended for events, but emphasized zoning and fire/building code triggers that require review. The board did not vote on the variance at the meeting; staff will upload the architect’s site plan and a distance measurement to the shared record and return the application for a future decision.
