The Draper City Planning Commission voted to approve a home-occupation conditional-use permit for JOCO Jewelry at 12983 South Fox Crossing Lane (application 2024-0338-USC). Planner Nick Whitaker said the applicant operates an online custom-jewelry business and that the proposed workspace is about 80 square feet; because customers will not visit the residence, Whitaker said no additional parking is required.
"This particular home occupation does not have customers coming to the home, so no parking is required," Whitaker told commissioners during his presentation. Staff recommended limiting production to the designated workspace and requiring the applicants to maintain the current scale of operations to mitigate potential impacts.
Applicants Joey and Eric Larson spoke briefly to confirm shipments go out via the post office or UPS and that there are no large deliveries. Commissioners praised the applicants for following the permitting process. Commissioner Susan moved to approve the permit based on the findings and conditions in the staff report dated 10/24/2024; Commissioner Mary seconded and the commission voted to approve the permit. Whitaker told the applicants the next procedural steps after approval.
Why it matters: the approval allows a small home-based business to operate and ship products without on-site customers, formalizing restrictions intended to limit neighborhood impacts while enabling a local entrepreneur to grow an online retail operation.
