Commission presses staff and applicant on parking and stormwater for Minuteman Drive project

Commissioners raised detailed questions about parking management and stormwater at the Nov. 21 hearing for the Microflex site-plan amendment at 13081 South Minuteman Drive.
Staff said parking would be monitored as tenants apply for business licenses and that the city could deny a license or tenant improvement if there is insufficient parking. Commissioners asked whether the new office units would rely on shared parking with the adjacent UDK lot and whether the current condition of nearby streets would handle peak traffic, citing a nearby dance studio that can generate overflow.
Architect Adam Orm said many units were pre-sold, that the owner leases 22 stalls on an adjacent property, and that parking demand will be tracked. On stormwater, Orm said the lot currently lacks detention and the team is proposing underground detention and retention measures: "We do have a couple of areas that we are retaining as much as as we can to meet the current standards, before it goes into the city system," he told the commission. Staff added conditions requiring final stormwater engineering, updated landscape and lighting plans, and confirmation of unobstructed fire lanes before building permits can be issued.
