Resident Lynde Sorensen urges CDD and HOA help after water intrusion damages floor

Lynde Sorensen told the River Ridge Community Development District Board on Oct. 22 that water intrusion beneath the concrete slab of her home at 27123 Sound Way has buckled her master bedroom flooring and led to moisture and mold under the floor. She said inspections found no plumbing or HVAC leak and that a leak-detection specialist measured "very high moisture levels on the floor and concrete slab." Sorensen said a foundation specialist applied sealant and recommended installing perimeter drain tiles and downspout extensions measuring "5’ to 10’."
Sorensen told the Board she noticed increased ponding near the back of her unit when she returned to Florida and that underground downspouts were submerged. She asked the CDD and her HOA to determine who can install drain tiles or extend downspouts to move runoff away from the home. Chair Bob Schultz and staff noted the CDD may be able to address some ponding but that drain tiles are likely an HOA responsibility; "Mrs. Adams stated that drain tiles are an HOA matter, not the CDD." The Board and District Engineer discussed historic drainage patterns and that the site was originally an indigenous preserve and not part of the stormwater management system.
