Staff said the project complies with the R‑1 zoning development standards and recommended a small adjustment: reducing the proposed 9 ft‑6 in plate height to 9 ft to improve compatibility with adjacent homes.
Architect Eric Singh, who presented the project, said he accepted the recommended plate height change and will work with staff on dormer proportions and stone veneer details. City architect and commissioners praised the overall design but asked for minor refinements to the dormers and the front door recess so that final plan check and construction reflect the approved elevations rather than a taller rendering. The commission approved the project with the requested conditions and instructed staff and the city architect to review final materials during plan check.
