Tony Dopazo told the Board about problems he attributes to a Rowley Airbnb at Sandy Beach and asked the Board to add conditions to the rental property’s approval. The Board said it cannot impose new conditions on an approved site plan; unless the property is violating the terms of its Special Exception, disputes are civil matters between neighbors. Tim Bray advised Mr. Dopazo he could request a Planning Board consultation to determine whether the site plan should be reviewed.
In the Zoning Coordinator/Health Officer report Tim Bray provided an updated list of vested permits and STR-related cases. Notable updates: Concha (Special Exception vested 6/03/25) had no STR activity reported as of 7/25/26; Andre Keplar was approved by the ZBA on 10/11/25 and is preparing a Site Plan Review application; Kieth Matte was granted a Special Exception 7/09/24 but had not submitted a site-plan application as of 4/11/26; and Tanya Prime’s property was the subject of court action resulting in a default judgment on June 24, 2026 denying further STR use without an approved Conditional Use Permit.
