Planning Commission approves Ward Farm Park maintenance buildings concept site plan

Christine Fenimore, principal planner for Calvert County Planning & Zoning, presented CSPR 143,263 for Ward Farm Park and recommended approval with conditions. She told commissioners the proposal includes "a maintenance building that's just over 4,000 square feet, an equipment shed just under 4,000 square feet for a total of roughly 8,000 square foot," outdoor storage, security fencing and parking calculated at 12 spaces. Staff said a traffic impact analysis has been submitted to the Department of Public Works and is under review.
Commissioners asked whether the facility would serve other parks and how the project will be phased and funded. A Parks and Recreation representative said the department is pursuing Calvert County Youth Recreation Opportunities funds from the state and that the park improvements will proceed in phases. After questions, Commissioner Gadway moved to approve the concept site plan with the staff-recommended conditions; the motion was seconded and the commission voted in favor. The commission approved the application and the plan will return with any final conditions necessary to move toward detailed review and permitting.
