The Calvert County Planning Commission voted to endorse a staff proposal to consolidate separate town center master plan updates into a single document staff calls the "master plan of town centers." Tay Harris, long range planner, described the proposal as a way to "eliminat[e] redundancy across the individual updates" and to retain a three‑phase update process for each town center.
Harris said Chapter 1 would contain countywide vision, goals and background material that apply across town centers, with subsequent chapters devoted to individual centers such as Prince Frederick and Dunkirk. Staff outlined a schedule under which draft Chapter 1 and the Prince Frederick chapter would be reviewed by the Planning Commission in March, with staff asking the commission in April whether to schedule a May public hearing and a June Board of County Commissioners hearing.
Commission discussion focused on sequencing and public input. Commissioners emphasized prioritizing older town centers first — staff identified Owings, then Huntingtown, Lusby, Solomons and Saint Leonard as the oldest master plans — and sought assurance the public would have opportunities to comment when the chapters are moved to hearing. The commission approved the staff's proposal and timeline by voice vote.
