Secretary Kaitlin Leary provided the board with February financial statements showing PHA account balances and investments: checking at First Montana of $31,135.16, a Money Market balance of $200,000.00 and an ICS Sweep Account balance of $1,241,610.31, for total savings and investments of $1,472,745.47. She reported delinquent accounts totaled $2,430, down from $7,237.48 at the same time the previous year.
Leary also reported on vacancies: PHA vacancies totaled 49 for the month compared with 33 at the same time last year. For Pintlar Apartments the General Fund balance was $166,657.58 (which includes a siding and windows loan amount; without the loan the balance would be $153,305.08 and the loan amount $13,352.50). The loan savings account at Southwest Credit Union was $4,197.93 and the security deposit account $5,624.85; combined Pintlar savings were $176,480.36 and savings plus checking totaled $185,777.25.
Why it matters: the financial position and rising vacancy rates affect operations, rent roll and planning for maintenance and staffing at HACA-owned properties.
