Planning Commission tables Schlemmer side-lot addition, lists 11 required corrections

Connie Mattei, Planning Commission chair, opened the discussion on the Schlemmer Side Lot Addition and the commission voted to accept the application as complete. "Motion made by Paul Holleran and seconded by John Wright to review and accept the Schlemmer Side Lot Addition Plan application as complete," the minutes record.
The commission then recommended tabling the plan to allow the applicant to add Parcel A (0.3737 acres) from Lot 2 (8.9981 acres) to Lot 1 (40.3739 acres) so the proposed parking area will be contained on a single parcel. The commission made 11 specific informal comments and required corrections before returning the plan to the Board of Supervisors, including: amending the plan name to include "Consolidation Plan" (Section 307.A.1); showing the distance along the line between Lots 1 and 2; clarifying the lot type for Lot 2; allowing a reduced 10-foot side/rear setback for Tax Map Parcel No. 57-15-00-0-067 (Section 307.E.5); removing contour lines for clarity; correcting an easement Instrument Number to 202410170026709; recording and listing a separate sewage easement agreement that serves Lot 1; adding required Drafting Checklist language for Minor Subdivisions; making lot references consistent; and submitting a signed Non-Building Waiver for Parcel A for Township and DEP approval.
Jason Beranek of Cenkner Engineering and property owner Bob Schlemmer were present for the discussion. The commission voted unanimously on motions related to acceptance and the Non-Building Declaration: John Wright, Paul Holleran and Connie Mattei voted in favor of each recorded motion. The commission's action is a recommendation and the applicant must address the listed technical and recordation items before final approval is expected to move forward.
