HDC approves chimney caps and reconstruction of 'ice house' at 147 Harrison Ave, with planner sign-off on metal finish
Summary
Beacon Rock LLC's project at 147 Harrison Ave received approval to install chimney caps on functioning chimneys and to reconstruct a non-original 'ice house' structure, contingent on presentation of chosen chimney metal finish to the preservation planner; the applicant referenced original McKim, Mead & White drawings for chimney designs.

Peter Regan, representing Beacon Rock LLC (speaker 7), presented a two-part application for 147 Harrison Ave (Plat 41, Lot 1): installation of chimney caps on three functioning chimneys and reconstruction of a non-original "ice house" utility structure. Regan said the design references original plans by McKim, Mead & White and proposed a muted clay tile option to better blend the ice house roof with the primary structure.
Regan said the chimney designs were informed by original drawings and that the applicant would be open to a non-reflective, matte metal finish so the caps do not create glare. One commissioner recommended the metal be reviewed by staff; the commission approved the application with the condition that the chimney metal material be presented to the preservation planner for approval prior to permitting.
The approval uses Newport preservation standards for contributing properties and requires final review of the chimney metal finish by staff.
