Board of Adjustment approves two variances for fence and garage setbacks

ARK Properties sought permission to reduce required front-yard setbacks at 1701 E. Mindy St., asking to move a fence to 1 foot from the north property line along E. Mindy Street and to 7 feet on the west property line along N. Linda Ave. Community Development Director Albert Schmidt recommended approval with conditions. The board approved the variance by MOTION 26-54 with the condition that the fence be removed when the adjacent street is urbanized with curb, gutter and sidewalk.
Separately, Complete Carpentry LLC, on behalf of property owner Colby Orts, requested a side-yard setback reduction from 7 feet to 5 feet at 200 N. James Ave. Staff recommended denial, but the Board approved the variance by MOTION 26-55. Both motions passed with all members voting AYE.
