The South Miami Planning & Zoning Board took several formal actions on Sept. 10: it recommended approval of the Sunset Place initial site plan (PBDash24Dash020) to the City Commission with conditions; it recommended forwarding a revised driveway ordinance (PBDash24Dash019) with language addressing per‑frontage curb cuts and resurfacing of legal nonconforming driveways; and it approved the minutes of the Aug. 13 meeting. The board set its next meeting for Tuesday, Oct. 8.
Both substantive votes were unanimous. For Sunset Place the board approved a motion to recommend approval with conditions and required the applicant to provide outstanding technical documentation (detailed floor‑plate and bonus calculations, roof‑appurtenance heights, and signage/parking clarifications) before commission review. On the driveway ordinance the board approved edits that cap driveway coverage at 35% of the front/side yard, require 9–22 foot curb cuts, and allow resurfacing of legally nonconforming driveways without losing nonconforming status, while requiring compliance when shape or area changes.
