Fermin Ray described long personal ties to the mall site and voiced support for the project as a way to bring life back to an underused part of the city: "I grew up in this beautiful city. My 1st day was on Sunset Place," he said, and thanked the project team for plans that include opportunities for local businesses. Mike Riveron, who lives nearby and works on Sunset, asked two practical questions: how long construction would take and how staging would avoid congesting Sunset Drive and 57th Avenue. The applicant estimated the first two buildings could be constructed in about 18 months and said a traffic and construction management plan (MOT) would be developed with the city to minimize impacts.
Zohab Anjum, a resident who said the project hits close to home, asked about the 150 units‑per‑acre limit and how the project would support affordable housing; developer representatives said the project currently calculates at about 149.95 units per acre and that workforce housing bonuses were not being requested in this submittal. The board heard these concerns and asked staff and the applicant to supply additional detail on phasing, traffic management and interim activation for parcels not yet built.
