"We're bringing in 61 acres...and we're not increasing overall density because we're limited by water tap," Randy said, explaining that the county's development agreement with the sanitary district provides 200 total taps, with roughly 13 reserved for clubhouse uses, leaving about 187 taps available for new lots.
Randy walked the board through conceptual lot counts and said the applicant would need to work with the sanitary district and amend the master plan if they sought more taps. He explained the developer could choose larger lot sizes or add green space to stay within the tap limit. Staff described the rezoning as informational only and told the board the application would return for formal hearings; no vote on the rezoning was taken at this meeting.
