Staff presented DRB-2024-028, a one-story single-family project with a 150-foot frontage in RS-3 and recommended approval with conditions including a revised tree removal application, erosion-control plan and confirmation of open-space calculations. The applicant’s architect explained the design intent to present a long, minimalist elevation to 64th Street while creating an internal courtyard and pool.
Board members focused on tree number 9, which staff had flagged for determination as invasive or not. The architect said their research identified the specimen as a Hong Kong orchid and that it was “not an invasive tree.” Board member discussion emphasized coordination of street trees with arcade column spacing and underground utilities so trees do not conflict with structure or arcs. Board member comments also requested stronger front-yard planting to improve approachability where renderings appeared to turn away from the street.
A motion to approve with staff and board comments carried unanimously. Conditions include submission of a revised tree removal application if necessary, an erosion/construction-control plan and confirmation of required street trees and open-space calculations. Staff will verify the street-tree layout and coordinate with utilities during the permit stage.
