Developer and architect present mixed-use hotel concept for four East Ocean Avenue lots in Lantana

Mayor Letgo opened a December 8 workshop to hear a conceptual presentation from Kenco Communities and its design team on potential redevelopment of four vacant lots along East Ocean Avenue.
Alex DeAngelis of HCA Architects said the concept centers on a hotel with ground-floor commercial and restaurant space and a rooftop amenity intended to "help cultivate a true small town center for Lantana." Valentina Broglio of Urban Design Studio described the parcel as four lots at 201 East Ocean Avenue zoned Commercial 1 in the downtown overlay and cottage commercial subarea.
The design team showed new renderings and a two-building approach: a five-story eastern building with a roof deck and a seven-story western building. The architects said they elevated parking above grade so the ground floor could be active retail, and explained that FEMA flood-zone requirements drive the building elevation and stepped entrances that can double as seating.
Presenters said a rooftop bar on the eastern building would be open to the public while the western building's rooftop would remain a hotel amenity; operations and the hotel operator have not yet been selected. Staff told the council the county will review traffic for East Ocean Avenue and that text amendments and comp‑plan updates are likely before a site plan can proceed.
No formal vote was taken tonight; the developer asked for a clear, nonbinding sense from the council on whether to proceed toward purchase and further design work.
