Commission requires frontage landscaping and one year watering to establish native grasses

Commissioners emphasized that the project's landscaping must not be deferred indefinitely. The amended motion requires the building envelope, including the 15-foot sidewalk frontage, to be landscaped according to the submitted design and for temporary irrigation to be provided for one year to establish native grasses and a low-water planting mix.
Bridal Wilson, the project’s landscape designer, described the approach and the establishment needs: "It is advisable to have at least 1 year of temporary water administered to it just to get it to start growing and try to minimize weeds. And after that, usually within 1 growing season, if it germinates well, it can usually establish and sustain itself." Commissioners also noted the Gateway historic-design requirement that streetscape features appear at regular intervals: "Every 30 feet along sidewalks needs to have some sort of streetscape feature," staff explained.
The final commission recommendation ties approval to meeting streetscape requirements and to completing the specified landscaping as part of the project; the condition passed as part of the amended motion, 7–0.
