Council approves zoning‑code clarifications to limit clustering of car washes and convenience‑gas stores
Summary
The council adopted ZOA 01 20 25 (Ordinance 3255), cleaning up Title 17 language and clarifying that the 0.5‑mile limitation applies to vehicle washing establishments and automobile washing establishments; councilmembers said the changes respond to concerns about clustering of similar commercial uses.

Staff presented three minor amendments to Title 17 to correct drafting oversights and to clarify how the use‑specific standards table should be read. Alfredo (staff) told council that coordinate renumbering was required and that clarifications make clear a 0.5‑mile limitation applies to vehicle washing establishments and automobile washing establishments. Planning Commission had previously voted unanimously to recommend approval.
Councilmembers spoke in favor of the corrections and noted the city has seen a clustering of convenience stores, gas stations and car washes; one councilmember said the changes “go a long way to actually remedying that.” Council moved to approve the ordinance and the motion passed. Staff described the amendments as consistent with earlier planning commission presentations.
