City planning staff presented a small-scale comprehensive-plan correction for parcels that include 5800 NW 7th Ave and several addresses on NW 59th Street, asking the board to change the future land use designation from medium-density restricted commercial to restricted commercial so the map matches existing Miami '21 zoning and transect designations.
"We found the concurrency analysis to be consistent," said Catherine Angleton, principal planner, noting the analysis estimated a potential population increase of 147 people and that schools, water, sewer, solid waste and transportation service levels could support the change. Staff recommended approval, explaining the change corrects an inconsistency created during prior code transitions.
Board members asked about permitted height and transect bonuses; Angleton confirmed the base height for the applicable transect is eight stories with a bonus height up to 12. After discussion the board moved to recommend the comprehensive-plan amendment; the motion passed on a roll-call vote recorded as 7–0.
