The Planning Commission forwarded Greystar Development West LLC's request (ZN132025) to reclassify 5.83 acres at 4540 North Commerce Street to a planned unit development (PUD) that would allow 227 multifamily units and a small coffee bar. Staff said the site is consistent with the comprehensive master plan (mixed-use commercial) and recommended approval to council.
Applicant representative Liz Olson described the project layout and traffic analysis, noting the proposal would be four stories and just over 50 feet tall, that landscaping would include a 20-foot streetscape buffer along Commerce, and that the southern entrance would be exit-only per condition 20. "We are requesting to do a 227 unit multifamily development with a commercial component of that coffee bar," Olson said. Commissioners pressed staff on pedestrian crossings, possible median islands, and how residents would access Craig Ranch Park; North Las Vegas public works official Tim Reesman confirmed an existing crosswalk to the north that is similar to the project location.
