Commission approves new garage doors but limits rear window changes at 6 North Washington Street

The commission reviewed a renovation for a building tied to 6 North Washington (the structure fronts on North Saint Clair) that proposed retrofitting the top two rows of the existing garage doors with glass, installing new windows and doors, adding a balcony and a metal chimney flue. Staff reviewer Mr. Strassler told the commission he had researched the overhead-door manufacturer's hardware and found the style of doors in production since 1923, saying that the proposed door configuration "is actually quite appropriate" and could be an improvement.

Commission discussion centered on changes to the rear elevation where commissioners were split. Some members argued the rear alterations were minimally visible and acceptable, while others urged retention of an existing 1-over-1 double-hung wood sash unless it was deteriorated beyond repair. One commissioner moved that the COA be approved for the garage doors as submitted, deny replacement of the side/rear double-hung window, approve the balcony and chimney, and require that the doors and windows be wood or fiberglass that can be painted and include simulated divided lights. The motion was seconded and carried on a voice vote; the chair recorded a dissenting vote but the motion passed.

Staff and the applicant confirmed the rear window was not needed for egress and could be repaired rather than replaced. The commission requested the application specify the simulated divided-light detail on the drawings before final issuance of the COA.
