Staff says ICSC outreach drew developer interest; several retail concepts under discussion

Staff updated the commission on a recent economic-development trip to ICSC in Las Vegas, saying the delegation met with many retailers, grocers, developers and brokers to promote sites in South El Monte ahead of the Olympic period. "Staff had the opportunity to go out to ICSC in Las Vegas. We conducted meetings with I want to say anywhere from 40 to 50 retailers, grocers, developers and brokers," staff said, and added that the team reached out to hundreds of attendees to set meetings and is now scheduling follow-up discussions.
Commissioners asked about specific near-term sites, including parcels adjacent to a 7-Eleven and a previously entitled mixed-use project at 2727 Rosemead. Staff said discussions with brokers and property owners are ongoing, several concepts have been proposed for parcels and some developers have applied for extensions as they resolve financing. Staff said public-right-of-way improvements on corridors such as Santa Anita have design modifications approved by Metro and are slated for construction in fiscal year 2027–28.
