A staff member introduced the project, and an applicant said the 1931 house had extensive stucco deterioration and water damage. The applicant described the proposed shingles as a natural material designed to reduce wildfire risk: "We have a older home built in 1931 that had some deteriorating stucco and needed to be replaced to prevent water intrusion, And we also wanted to take the opportunity to improve the structures wildfire risk and reduce it, make it more fire safe to protect the community," the applicant said.
Co‑applicant Cammie described replacing windows and choosing a product with a plywood backing and fire retardant that the applicant said "meets all the WUI requirements for fire zones." ADR members asked whether the owners planned to pre‑stain or allow the shingles to weather naturally; Cammie said she preferred the natural patina but would consider a light gray paint if weathering proved unacceptable.
Members confirmed that removing more than 25% of the exterior triggers a demolition permit and raised no objections to the material choice. Multiple ADR members said the shingle finish fits the street context and that they would support the project as presented. The group did not record a formal roll‑call vote during the hearing, but the discussion concluded with broad support and a staff recommendation to forward the project and demolition permit request to the town council for decision.
Next steps: staff will prepare the formal recommendation for town council review; the applicant may proceed with permit filings if and when council acts.
