The Zoning Board of Appeals continued the public hearing on Appeal 4162 after neighbors raised concerns about the scale and potential use of a proposed detached garage at 17 Clove Ranch Road. The applicants representative said the footprint originally noticed on the agenda differed from the submitted plan and offered a revised configuration (proposed 37 by 30 feet for the garage plus a roughly 9-by-17-foot covered patio). Chair pressed for accurate, published dimensions and asked that revised plans be provided to neighbors for review before the next meeting.
Several neighbors said the building would be out of scale with nearby homes and worried it could be used for commercial activity. Martin Banyard told the board the structure as noticed had "a footprint of approximately 1,280 square feet" and warned a building of that size "would be like putting another house between the 2 existing homes." The applicants representative and the board discussed adjusting the plan, adding screening and confirming material and square-foot calculations; the board asked for a landscape/screening plan and a written assurance that the garage would not be used for business, then adjourned the hearing to the next month so neighbors can review corrected plans.
