Board grants shoreland and floodplain permits for barn work after staff review

The Select Board voted to grant shoreland and floodplain permits for renovation work on a barn after staff reported the new electrical panel and infrastructure would be above the mapped flood elevation.

Staff answered members’ questions about current flood-elevation maps and the scope of repairs. One staff speaker confirmed the building and shoreland permits were on his desk pending particulars and that crew members stopped work when staff raised concerns: "I have the building permit and the it's a limited residential shoreline zoning permit on my desk pending this," the staff responder said. The board moved and seconded a motion to grant the permits; the chair called for raised hands and declared the permit approved.

The board asked whether the work would trigger application of current building standards (the 50% valuation rule used to judge whether a renovated structure must meet current codes). Staff said the work was compartmentalized under the current permit and did not meet the valuation threshold that would require wholesale upgrades. Members gave final direction to ensure future renovations record elevations, and the permit was issued for both the shoreland zone and flood management approvals.
