Planning staff told the committee that the Town Center’s design standards prohibit vinyl siding and prefer more durable cladding materials for street-facing elevations. "The principal item that is prohibited is vinyl siding. We prefer hardy board siding, stucco, stone, brick," staff said.
The petitioner noted the indoor gym will likely be a steel structure to achieve the interior height needed for gymnastics, and asked how far façade materials would need to wrap around corners. Planning staff said they prioritize frontage toward Manchester Road and typically require front-elevation materials to be carried around the corner at least 24 inches to avoid a stark material break.
Committee members suggested a variety of cladding solutions—split-face block, hardy board panels, partial masonry—to soften a metal building appearance while meeting functional needs for interior volume.
