Commission recommends rezoning for 1.52-acre Buckeye Mini Market site

The Planning and Zoning Commission voted to recommend that the mayor and city council approve case PLZZ-24-0003, a request to rezone approximately 1.52 acres at the northwest corner of South Watson Road and West Rosier Road from General Commerce (GC) to Neighborhood Commercial (C-1).

"It is the Buckeye mini market rezone request," said Trish Cooley, Planner II with the City of Buckeye, as she described the proposal and the site's surroundings. Cooley told the commission the site abuts a City of Buckeye well to the north, is bounded by existing residential subdivisions to the east and west, and that GC is an obsolete district being phased out.

Cooley said the applicant, Kamlesh Patel, has completed required public participation and that "no residents attended the neighborhood meeting held in September, and there have been no comments received to date regarding this proposal." She also said a pre-application conference has been held for a future site plan and that infrastructure improvements will be required at the site-plan stage.

A Commissioner moved to approve the rezoning recommendation "with conditions a through g to go to city council and mayor," and another Commissioner seconded. Commissioners voiced their support by saying "aye" and the Chair declared the motion passed, forwarding the recommendation to the mayor and city council.

The commission's action is a recommendation; any final rezoning decision will be made by the mayor and city council. The planning staff noted the site-plan application was pending at the time of the meeting.
