The Meridian City Council approved file H2025-0048 on July 28, 2026, allowing annexation, LO and R4 zoning, and a preliminary plat for a development called Blueberry Hills that would create roughly 20 single-family lots and four light-office lots on approximately 8.87–9.36 acres.
Planning staff described the site's split sewer-shed condition and explained the plat would be developed in two phases because the city cannot currently serve five western lots in Phase 2. Staff noted the proposal exceeds minimum open-space requirements (proposing about 1.08 acres or 15% qualified open space where 12% is required) and recommended approval. Applicant representative Sabrina Durche walked council through the design approach — office uses fronting 10 Mile Road, a landscape buffer, amenity areas and a pond, and sidewalks/pathways; she confirmed amenities and that Phase 1 would include the primary amenity area.
Council asked technical questions about sewer sheds and interim access; the city engineer and staff explained options for future gravity sewer extension and tradeoffs such as grinder pumps and fill. After receiving staff and applicant responses, council closed the hearing and approved H2025-0048 by unanimous vote.
