The City Council approved an ordinance on July 28 to amend the Venato Crossing planned unit development so the underlying zoning is low-to-medium density single-family residential (SF-3), following a 7–0 Planning & Zoning recommendation. Planning staff reported that the change affects about 7.8 acres of an 8.35-acre tract southwest of FM 78 and Deer Meadow and that staff and the applicant agreed the proposed lot sizes should match the surrounding neighborhood.
Staff member Yvonne Briscoe explained the public-notice and review process and said staff sent notices to owners within 200 feet and received a small number of responses. The applicant’s representative said the owner supports the SF-3 designation provided lot sizes align with the surrounding neighborhood, and no members of the public spoke at the hearing. Councilmember motioned to approve the ordinance as written and the motion passed.
The ordinance keeps the property as a PUD while reducing the allowed density to better match adjacent single-family development; the council’s action lets the developer move forward with recording the plat and vertical construction subject to the PUD standards and final engineering.
