District outlines leases for Bolton and Stafford; Clackamas ESD, Embrace Preschool to occupy spaces

District operations staff described new lease agreements that repurpose two recently closed school buildings. Jeff Chambers and Remo Douglas said Bolton will be leased to Clackamas Education Service District for its Heron Creek therapeutic program and Stafford will house Embrace Preschool (initially using roughly half the building). Douglas said the Bolton tenant will have access to whole-building spaces needed for programming while Stafford tenants will occupy the preschool wing, front office and library spaces.
On terms, the district stated leases are structured as one-year initial terms with the ability to extend for up to four additional one-year terms. "They're a 1 year initial term with up to 4 1 year extensions," Douglas said. Staff emphasized that maintenance, utilities and upkeep for leased space are calculated and covered by tenants, and that the district preserves gym and outdoor field access for community use after school hours.
