During discussion, members and the applicant focused on septic and parking constraints tied to converting the property to mixed use. The architect said a new septic system is needed for the apartment and that a preliminary septic design has been produced; he added that the septic footprint will occupy a substantial portion of the rear yard.
The committee discussed parking limits and tradeoffs, including that adding parking could require removing buffer landscaping on the building’s side. Chair Kit Wallace noted that parking determinations fall to the Planning Commission and that a setback variance may be required from the ZBA. Todd Beyer told the committee that "if we add parking, we will have to take out the buffered landscaping from the side of the building."
