Dorset planning panel approves Callen lot house-site relocation after finding reduced slope impacts

The Town of Dorset Planning Commission on Oct. 1 reopened and then approved an application to relocate a house site on the Callen property on Frost Pond Road (lot A, permit 007-2022BL). Chair Gay Squire re-opened the continued public hearing; Frank Parent, speaking for the Callens, said the house site "has been moved down the hill and for the most part, does not impact 'steep slopes.'" The commission reviewed bylaw section 3017.D and concluded that the applicable criteria were satisfied.
Parent told the commission the new driveway route is less steep, an existing building pad had been created previously by clearing and earthwork, and a reclamation plan will address the previously disturbed area. He also noted that no stormwater permit is required for the change, although provisions will be made to manage runoff. Commissioner David McAneny moved to close the hearing; Natalie Quigley seconded the motion, which carried 6-0-0. After a brief executive session the board reported to the zoning administrator that the application had been approved as submitted. No amendment or conditions were recorded in the minutes.
The commission discussed the importance of communicating the town's new bylaw to permit applicants and whether applicants have access to engineering services when projects require them. The file for permit 007-2022BL will be retained at the Dorset town office, and the audio/video recording of the meeting is kept there.
