The South Weber Planning Commission unanimously approved the Coopers Landing preliminary subdivision plat at its Nov. 13 meeting. The proposal divides a 2.2‑acre parcel zoned R‑M into five single‑family lots; staff and the City Engineer recommended approval subject to modifications in the engineer's review memo.
City Engineer Brandon Jones reviewed the concerns and concluded he was "not concerned, and he does understand the concerns with the blind corner and minimizing the impact," while noting outstanding checklist items that must be resolved. The approved motion requires the applicant to address items detailed in the City Engineer report dated Nov. 5, 2025, and to include a plat note acknowledging a reduced ten‑foot rear setback for Lot 1‑R due to right‑of‑way needs in Road Section B.
Commission discussion touched on driveway access and sight lines; Chris Cave of Reeves & Associates clarified that the existing home will not have access to Old Maple Road and that four new lots will not access 475 East. Commissioner Marty McFadden said he favored the current plan compared with earlier proposals. The commission's approval moves the preliminary plat to the Administrative Land Use Authority (ALUA) for final plat and improvement‑plan review.
