Homeowner Heather LaFortezza told the New Castle Zoning Board that a ground‑level patio and a small corner addition were constructed years ago and flagged during a recent survey. She said the patio was built with a permit in 1998 and a certificate of occupancy was issued at the time.
Board members reviewed the record and noted the structure is preexisting. A motion to grant the side‑yard variance described the work as a lawful preexisting condition that would not create an undesirable change to the neighborhood. The board approved the variance, required foundation and completion surveys, and set the timeframe (six months to start, one year to finish) for any outstanding formalities.
