The Avalon Planning Commission approved a transient rental license and coastal development permit for 360 Clemente Avenue Unit 33B and adopted Planning Commission Resolution PC26-04, finding the project exempt from CEQA under the Class 1 exemption.
Contract planner Kelli Robuffo said the unit is on the second floor of Building B in Bahia Vista, contains one bedroom and one bathroom, and would be rented as a single unit with a maximum occupancy of four. Staff identified the exterior balcony as the main issue and recommended the standard condition prohibiting unenclosed balcony use between 9 p.m. and 8 a.m.; staff recommended no additional conditions. The applicant Courtney Small was introduced by staff as attending online.
A commissioner moved to adopt the CEQA exemption and approve the permit; the motion was seconded and passed on a recorded voice vote. There was no public comment submitted to staff prior to the hearing.
