The Zoning Board of Adjustments approved a request July 27 to permit construction of a single‑family dwelling and front‑yard parking on a narrow 25‑foot lot at 2112 5th Street East.
City staff explained the lot would require the proposed house to sit 15 feet from the rear property line and that more than 50% of the front yard would be surfaced to provide two off‑street parking spaces. Aaron Sincroft, representing owner Irvin Bishop Jr., said the owner grew up in the neighborhood and intends to improve the block: "He's wanting to buy... he'd like to build this home on it, and he's got intentions of... trying to make the neighborhood look really good," Sincroft said.
Board members noted the parcel dates to early plats and that older lot patterns can create practical difficulties for modern setbacks. The board found the proposal respectful of the lot’s limitations and approved the variances, with members praising the modest design and the petitioner’s intent to add affordable infill housing.
What happens next: Petitioner may proceed with building permits consistent with the approved variances and must meet other applicable permitting and inspection requirements.
